Dolphin Trust’s Unique process
Step 1: Derelict buildings are sourced and extensive Due Diligence is carried out on the property and locality
Step 2: International private equity is raised
Step 3: Listed Building or site is purchased with private equity
Step 4: A Legal Charge is granted over the German Listed Building as security
Step 5: Apartments are marketed and sold off-plan to German Citizens
Step 6: Private equity clients are exited
Step 7: Renovation and construction work begins
Step 8: Projects are completed and apartments are handed over to their new owners
Capital Growth Option
When the Capital Growth Option is chosen, client’s interest is rolled into their Capital and applied in subsequent years. A fixed interest rate over either 3 or 5 year terms is offered.
Invest For Income Option
When the Income Option is chosen, clients enjoy the same fixed interest rates but the Annual Interest is split into two and paid out on a six monthly basis. Under this option the original capital sum lent will be returned in full to the client at the end of the term.
